Origin Investments is a real estate crowdfunding platform that lets you invest in multi-family properties in the US through their private real estate investment funds. They do away with bottlenecks of real estate investing by owning and operating commercial properties for you to invest in. Origin Investments started as a private real estate investing firm and with the establishment of the JOBS Act in 2011, proceeded to incorporate the latest technology and real estate crowdfunding strategies.

How you make money

Origin targets markets across the southwest and southeast U.S. based on evaluation of demand drivers such as population growth, job growth, rent growth, access to multiple transportation modes and proximity to universities for access to a trained workforce. Origin looks for underperforming multi-family assets. They look to add value by buying right and enhancing revenue through active management. Like a dividend-paying stock, Origin Investments provides steady monthly dividend income (under normal circumstances). Your dividends are automatically reinvested. You will also benefit from the increasing property value over time. This can result in higher dividend payments due to rent increases or if the property is sold.

How Origin Investments makes money

The annual fee at Origin is 1.25% of net asset value. So if you committed $100,000, you would be charged $1,250 in the first year of your investment.When first invested, amounts less than $250,000 have a one-time 2% administration fee. In other words, you’ll pay $2,000 for an investment of $100,000. If you commit more than $250,000, the fee ranges from 0.0% to 1.0%, depending on the size of your investment. These fees are used to cover fund setup fees, such as legal and accounting. In addition, there's a 0.5% acquisition fee and a performance fee of 10% after a 6% preferred return with a 50/50 catchup.

 

Origin’s two cofounders use Origin as their primary investment vehicle. To date, they are the largest investors at Origin with over $44 million committed alongside investors at the same terms. Additionally, their team is compensated based on asset performance, not acquisition volume. They don’t believe in paying people to sell their products; their funds are not offered by commission-based advisors.

Is it safe?

Securing your data is critical to their business. They’re constantly working to protect your information and prevent unauthorized account access. Origin’s investments are audited by an accounting firm based in Chicago, Illinois. To ensure that capital is properly transferred, all investor funds are handled by a third party administrator, as directed by the Fund’s manager in accordance with the operating documents.  Funds are generally transferred using standard ACH transmittal procedures.
