Top Perks of Investing in Commercial Real Estate

Real Estate Investment Trusts (REITs) have outperformed stock indexes over the last 20-50 years.

The market capitalization of publicly-traded REITs on U.S. markets is over $1 trillion.

According to NAREIT, REIT volatility is only 30-40% of the entire stock market, making them relatively low risk.

REITs generally pay higher dividends—4% to 8%—compared to normal stocks.

Here’s how Concreit lets investors earn weekly dividends from commercial real estate.

1

Investors sign up on Concreit

Investors start by signing up through Concreit’s mobile apps for Android or iOs. After completing KYC and registering, investors can browse offerings.

2

Investors buy into the Cash Flow fund

U.S-based investors can invest in Concreit’s Cash Flow fund, its risk-minimizing smart strategy for those seeking passive income in the form of weekly dividends. Right now, investors can buy into the fund from as little as $1.

3

Concreit funds debt and equity opportunities

The company sources high-quality real estate opportunities using proprietary techniques. Concreit deploys funds from the Cash Flow fund to these various opportunities, with a set mix of 75% debt and 25% equity.

4

Investors receive weekly dividends

Investors receive weekly dividends from the Cash Flow fund, which comes from rental income, loan interest, and some appreciation of properties. They can then choose to cash that out or have it rolled over to reinvest in the fund.

How You
Make Money

Concreit currently has one offering: the Cash Flow fund. This offering consists of stable debt and equity investments in real estate properties with annual dividend rates between 5.5% and 6%.

Each week, the Cash Flow fund pays out a dividend from rental income, loan interest, or property appreciation. This is automatically added to your balance and can be reinvested to increase your return.

You can cash out your investment anytime by requesting a withdrawal—which can take up to 60 days.

How Concreit
Makes Money

Concreit mainly earns money from advisory and transaction fees. This includes an asset management fee of 1% per year for account balances higher than $5,000. For account balances below $5,000, Concreit charges a flat $5 per month. The company also charges a 20% withdrawal fee (taken from dividends) if an investor cashes out within a year.

How You’re Taxed

Concreit’s Real Estate investments are largely subject to income tax. Meaning that investors are expected to trigger a taxable event once one of their properties generates income.

The exact tax rate of this investment depends on the type of income generated as well as the taxpayer's country of residence, personal income tax bracket and whether the investment is held in a tax-advantaged account.

Federal, state and local taxes also affect the total tax burden associated with the investment. For more clarity, consult with an advisor before making an investment.

Simple, easy way to get started investing into Real Estate. It took a little for my funds to clear, but I was still earning interest over this time so guess it didn't matter.
